Landlord tips: where and how to advertise rent a room and rent or let a property for free

The hardest part of being a landlord is to rent a property after the tenants leave the property. A lot of times landlords decide to rent a room to individuals to minimize the risk of having a vacant house all together.

Finding a website to advertise properties to rent can be a difficult task as most of the websites are not free as they claim to be, or at least they stick a limitation of number of ads a landlord can post. If you are fed up with the limitations and the extraordinary charges of the property sites and looking for a hassle free way to advertise your house or flats for free then you came to the right place.

Before we proceed to post a free ad to let your property, there are few things you need to prepare.

  1. Take some excellent pictures of the property. If you are letting a room only, take a full picture of the room where it covers as much as spaces of the room as possible. Donโ€™t forget to tidy up the room with clean bed sheet (if you provide) and clutter free table tops and other places. If possible you can hang some nice pictures on the wall, table lamps on the bedside table etc
  2. Prepare a nice description of your ad. Your ad should contain-
  • Is it a house or flat?
  • How many bedrooms in the property
  • How big are the rooms?
  • Is it furnished or not?
  • What appliances the kitchen has?
  • Is it double glazing or not?
  • What is the condition of the property?
  • Is there any other tenants living at the moment? What do they do?
  • Who will pay the bills?
  • Telephone line, internet?
  • Terms of deposit? How much?
  • For how long the tenancy contract for?
  • How far is the property from bus stop or tube station?

  • Once you post the ad โ€“ reply all inquiries even if it is a short one. If you have any missed calls or voice mails left, do reply them. Remember this is YOUR property and this is your responsibility to make sure you are losing any money by having no tenants!
  • Check back after few days, is your property visible on the first page of the accommodation section? If not, post again (donโ€™t forget to delete your last ads, or the automated system may flag both ads for having repetitive manner)
  • When you receive enquiries for the house or the flat, do engage in a conversation with the potential tenants. Tell them about the property enthusiastically; ask them questions about their work, where did they live etc. Tenants are prone to rent from a friendly landlord or landlady than a serious one
  • Be wary about the rent scam fraud takes place targeting landlords and tenants You can read the safety tips. Some of the news published on BBC can be seen on the links below

BBC News:

Here are some rules as a land lord you must know from Direct.gov.uk website.

Your rights under a tenancy agreement, your role and responsibilities

Letting your property

When you let your property, the tenancy will usually be an assured shorthold tenancy (AST). With the AST, you will have assurances and legal rights, for instance:

  • you will get your premises back after 6 months furnished any fixed-term contract has finished along with you assigned your renter 2 monthsโ€™ notification to leave the property
  • you are able to ask for a market rent
  • you are able to end a contracts anytime if the tenants do not pay the rent, conduct themselves anti-socially or ruin the property, such as in the 1st six months or original set period if the tenancy contract offers this

You need to be in agreement with your tenant the lengths of time the agreement can last and mention it in the tenancy agreement prior to they move in. You are able to accept a set period โ€“ referred to as a โ€˜fixed termโ€™ โ€“ or you are able to make it open-ended.

A tenancy contract can be a written or verbal agreement between you the landlord and a tenant(s) describing the terms and conditions of a leasing contract. You should try to have a written contract prepared prior to a tenancy starts. You may have a verbal arrangement nevertheless they provide hardly any evidence if disagreements need to be resolved.

Protect your premises against fraud with Land Registry

In the event you possess a property or home and do not reside there it is very important to secure it from property scams.

To safeguard the ownership of your own property, ensure that Land Registry has current information about you and they can contact you easily wherever you reside.

Landlord obligations

  • Your duties as a property owner include:
  • maintenance to the structure and outside of the property
  • maintenance tasks to heating system and hot water installations
  • repairs to kitchen sinks, bathrooms as well as other sanitary installations
  • security of gas and electric powered devices which you provide
  • fire safety of furnishings and fixtures which you supply
  • offering an Energy Performance Certificate for the property
  • securing your tenantโ€™s downpayment in a government-approved scheme

In exchange, your tenant is liable for taking good care of the property and paying the agreed rent on time. The tenant also needs to cover other charges โ€“ like Council Tax or utility bills โ€“ except if you have currently incorporated a sum for these in the rent payments.

You need to pay Income Tax on your gross rental revenue excluding your day-to-day operating costs.

In case you have a mortgage on the property you want to let, you need, or must get, permission to let the property from the mortgage lender

Taobao Sellers revolting against the service charge hike by causing havoc online

A large number of irritated small Chinese sellers are creating havoc online against a plan by the countryโ€™s leading online marketplace and classified ads site Taobao to increase its fees.

Almost 40,000 small retailers attacked large brands for example Japanโ€™s fashion chain Uniqlo by putting large orders on the site, promptly cancelling them and giving bad feedback.
Taobao Mall, the B2C department of Taobao, which runs similar to a Chinese version of eBay or Amazon, last week declared an as much as ten-fold rise in seller charges from 2012.

The costs will increase from 6,000 yuan ($940) up to 60,000 yuan ($9,400) annually, plus a obligatory arranged deposit will increase from 10,000 yuan ($1,570) to approximately 150,000 yuan ($23,500).

Taobao claimed the rise in the retailersโ€™ deposit will โ€œencourage sellers to operate at Taobao Mall in a more active and serious wayโ€. The deposit is for circumstances when a buyer requests a refund but the seller declines to pay out.

The charge escalation has produced rumours that Taobao plans to squash out smaller sellers like ebay has done, which have responded in a wave of internet protest aimed to the website.

Taobao said Wednesday it had informed the online protest to the local police and promised that it will โ€œby no means put up with the online unrest that damage other innocent sellers.โ€

Jack Ma (on the picture), the founder of Alibaba and Taobao, said the they would stick to its decision of service charge hike, while an Alibaba spokeperson said on Thursday the company was open to talks with the upset sellers.

The world has lost a visionary and creative genius. RIP Steve Jobs

The technology world has lost a visionary and creative genius, and the world has lost an amazing human being. Steve Jobs guided an organisation that evolved into one of the most well known enterprises, and simply the most respected by its customers and competitors, by having a a list of innovative and constantly stylish products that delivered value and fulfilment to consumerโ€™s lifestyle.

Steve jobs dies
Probably this is Steve Jobs best quote, which he told to the graduating students:
โ€œYour time is limited, so donโ€™t waste it living someone elseโ€™s life. Donโ€™t be trapped by dogma, which is living with the results of other peopleโ€™s thinking. Donโ€™t let the noise of othersโ€™ opinions drown out your own inner voice. And most important, have the courage to follow your heart and intuition. They somehow already know what you truly want to become. Everything else is secondary.โ€

Advertising watchdogs warn users about online deal sites as many offers are not what they seem

Consumers with tight budget are increasingly being short changed by online discount coupons which generally offer discount deals on anything from dining on local restaurants to beauty treatments.

Advertising watchdogs are getting significantly concerned that lots of โ€œdealsโ€ may not be what they seem.

Deals claiming both entertainment and necessities at what look like a low price delivered every day in the email accounts of a lot of people in britain.

Nevertheless, the Advertising Standards Authority (ASA) has suspended in excess of 60 deceptive โ€œspecial offersโ€ since December 2010. Approximately 200 coupon sites are considered to be running throughout the uk.

U.S.based market front runners Groupon and LivingSocial are at the top of this developing business model.

It has been learned a week ago how average person in the UK is saving close to ยฃ1,000 annually from coupons, deals and giveaways.

Groupon boasts greater than six million UK members to its routine coupon emails, while LivingSocial claim to have four million.

The ASA has upheld eight complaints against deceptive Groupon offers since December 2010 and successfully blacklisted or asked the deal sites to change the wording of some other 24 in a casual solution procedure.

On the other hand 11 โ€œdealsโ€ supplied by LivingSocial have been ordered to withdraw or change the wording.

Problems in relation to Groupon โ€œdealsโ€ contained train tickets, flowers, cheap meals and eyelash extensions.

A complaint made in May 2011 included an offer which offered as much as 70% off train journey tickets from London which was not existed at all.

In addition, it uncovered that the identical number of individuals intend to buyUK shoppers increasingly shop online while watching TV a new tablet pc and HD television set the coming year.

Above 50 percent the study participants surf the web while watching tv , with only 22 % stating they hardly ever do โ€“ a decline from 2010, when 39% answerers rarely on the internet and watching TV simultaneously.

UK Shoppers flocked online during the riot

Online shopping figures jumped during the riot in the UK. Shoppers flocked to retailersโ€™ websites to avoid going to the high street, according to some major retailers.

John Lewis and Waitrose claimed that there was a significant rise in online shopping via their websites while the riot took place on the high street. Throughout all online stores there was a 35% year on year surge in revenue same week last year.

Waitrose witnessed a higher online sales lift than John Lewis, bringing in ยฃ95.9 million in that week, a boost of whopping 8.4%.

High street shops have been battling to keep its ground in the past several months because of consumers tight budgets and deciding on the less expensive options of heading to to shop online in order to save petrol and journey costs. Also consumers are becoming more savvy and compare prices among retailers online before heading to check out.

Because of the riots, many of the independent retailers are having uncomfortable figures on their balance sheet. Some of them may not be able recover from this.

The statistics released after the riots indicate that big multichannel stores like Waitrose and John Lewis are less likely be affected as much as the small retailers because of their brand identity and promotional activities online as well as offline.

John Lewis representative, Jonathon Brown, revealed to The Sun that the company experienced good sales while the riots took place, although several of its mainstream shops were smashed. Also he added that people usually who would have gone to their high street shops as an alternative stayed at home and used their website to shop online.

Heading to University? Follow our money saving tips for students and save money

So you just passed your A-levels and now heading to University? This simple easy to follow money saving tips for students will save you quite bit of money every year. Saving money isnโ€™t very difficult if you know how to and remind yourself that you are a student and you need to save money during your student life at University.

Student bank accounts

Probably the most essential thing to do while you start university is having a student bank account.

Most of the banks will attempt to lure students by giving big rewards, for example complimentary rail cards and cashback for starting a student account. Simply because when you finally open an account with them it less likely you are going to move to another bank, except if you are genuinely not satisfied with their services, therefore the bank can have you as a customer for a lifetime and of course they will be able to have your money on their kitty.

Whatever incentives they offer you, donโ€™t forget to get interest free overdraft. But be careful about this, although at the beginning it seems that this is your money but you have to give back the money at a certain time. Stay away from the bank accounts which give you free this and that and charge a monthly fee. Most of the banks will be more than happy to have you for free as well as offer you all of the incentives come with a student account.

Insurance

Although most of the so called โ€œmoney saving expertsโ€ will advise you to get cheap(?) insurance for your laptops, mobile phones etc, but if you check the background of those โ€œexpertsโ€, somehow you find them they are related with those โ€œcheap insuranceโ€ companies. Either they get an incentive for recommending them or they are registered with them as an affiliate (for giving them a new customer they will get commission).

In our opinion- simply forget about insurance. Be vigilant about your possessions. If you have an insurance โ€“ you will less likely to be careful with your stuff. So cut the insurance expense, be savvy student by being cautios about your stuff. You will see how much money you are saving at the end of the year. But if you are โ€œforgetfulโ€ type and donโ€™t mind to fork out some extra expense to be in the safe side, then go for it. But do shop around โ€“ compare them with each other. Check your bank if your student account comes with insurances.

Bills

Council tax

Students donโ€™t need to pay council tax when residing in student halls, or if all of the tenants in a rented property are students. If it is a mixed hose share, the tenant who is a student may not be required to pay the tax. Contact with the local council and ask for more information about this.

Water, gas and electric

The best house share is where landlord includes the bills and the council tax. Firstly try to negotiate with the landlord about the bills and pay a fixed monthly bill to the landlord, who will pay the rent on behalf of you. If not โ€“ then compare the providers, if required switch them to a new one. Landlord should be happy with this as long as you can prove, it will save you money as well as save him money in the long run. Stay away from those โ€œpay as you goโ€ electric keys. They are more expensive than the post pay electricity.

Broadband, TV and Phone

First of all you should really consider how much time you are likely to be in the accommodation. In case you are not staying there for a year, then there is no reason subscribing to a yearly contract.

Negotiate with the landlord about these services. Most of the landlords should be understandable about student finances. You never know the landlord may agree to include those bills on your rent too.

If the landlord donโ€™t agree with this, and it becomes your responsibility to pay those bills, try to go for a bundle. Where all of those three comes together and look out for promotional offers. But stay away from those door to door sales people. They maybe very good at selling and talking, but at the end of the day you have to pay the bills and deal with the companies.

money saving tips for studentsBudgeting

Aiming a low cost budget to suit your needs is the main element to save money. For weekly and monthly shopping use big supermarkets and lookout for offers.

Avoid buying big brand items, buy the supermarket brands. Trust us โ€“ they taste more or less the same! Also you will be surprised to find out that sometimes your local corner shops offer milk and eggs cheaper than the supermarkets. Be nosy, find out where you can find products cheaper than other places.

Here are few more tips which will save you money during your student time at university.

Have an NUS card โ€“ This should get you special discounts in excess of 100 stores, like TopShop and Amazon, and based on the NUS it helps you save as much as ยฃ500 annually by utilising it. Discount rates start from 10 %, therefore this is the card which is certainly worth owning. It charges ยฃ11 annually, but worthwhile to make the savings.

Discounts and vouchers โ€“ keep an eye on your student union office or website, sign up with their newsletter. You will be surprised seeing how many companies offer discounts and voucher codes. But donโ€™t start buying stuff you really donโ€™t need just because of the offers. Restrain yourself from the unnecessary shopping.

Young personโ€™s railcard โ€“ This provides you 33% rail journey all over the UK. It charges ยฃ28 annually, or ยฃ65 for 3 years. But only get this if you need to use train a lot. There are few other options which is cheaper than railway. There are few no frill bus services around the UK. Try to use them. Sometimes they offer intercity journeys for ยฃ1. Donโ€™t expect any luxury from them.

Buy and sell your used books and other stuff online โ€“ Those big books are quite expensive and sometimes they can strain your budget heavily. Once you finish your course donโ€™t keep the books to remind your last semester memories. Sell them online on a site like Bonsoni.com. Also you can search for used and second hand books on Bosnoni.com. Not only books โ€“ sell your old mobile phones, clothes, jeans, whatever you donโ€™t require anymore. Also on the similar note, you can search for cheap stuff on site like Bonsoni and find some bargains.

A quarter of under 30 year olds are bored with Facebook and other social media sites

A new survey shows that over 25% of 18 to 29 year olds are bored with Facebook and other social media sites like Twitter and YouTube.

Most of them mentioned that they donโ€™t find the social media sites are as interesting as they found them when they first started using them, in other word they are simply โ€œboredโ€ with Facebook and other social media sites, which makes Gartner, a reputable research firm which conducted the survey, to imply a large amount of social media sites users are enduring โ€œsocial media fatigueโ€.

โ€œThe pattern displays social media making โ€œearly adoptersโ€ bored, and it is true A quarter of under 30 year olds are bored with Facebook and other social media sitesthat over 30% of โ€œAspirersโ€ (younger, more mobile, brand-conscious consumers) showed that they have been getting bored with sites like Facebook and others is a condition that social media companies should keep an eye on, because they have to be innovative and offer more to maintain users interest,โ€ said Brian Blau, research director at Gartner.

The research also exposed that around 33% of social media users are becoming more concern about the lack of privacy on sites like Facebook and Twitter. Nevertheless, the survey also revealed that behaviour to privacy are generally depending on age, youngsters are less concern about privacy comparing with older participants.

The amount of user concern about privacy will demand continuing monitoring for companies with regards to consumer opt-in and education. Lessons needs to be learned from Facebook while they test the limits of users patience when they look for more profits, Said Charlotte Patrick, principal research analyst at Gartner.

Young generation becoming lonely because of Facebook

Even though maintaining an average of 243 โ€˜Facebookโ€™ friends, young people are wasting too much time online which 60% now have almost no time to see friends in the real world, based on a new research.

The study commissioned by โ€˜Yoursโ€™ magazine, included individuals aged from 18 to 80, and discovered that a lot more than one third of individuals take more time communicating on the internet than going out and spend time with friends in real life.

Young generation becoming lonely because of FacebookAs well as, as much as 50% of the participants claim they would like to fight the issue and would probably achieve this by becoming a member of or starting off a local friendship club.

The study also discovered that more than 90% of the over-50s considered that Great Britain was previously friendlier.

More than 60% said the key reason they struggle to connect with others is the fact that utilising modern technology to communicate is less difficult but much the same percentage stated they only need somebody so they are able to enjoy a coffee and chitchat.

In general, nearly 66% stated they โ€œfeel lonelyโ€ and want a lot more real life friends to feel life worthy of living. The majority of 50-year-old now uses more than 3 days of the week by themselves, which is around 84 hours, whereas 60 year olds spend around four days and for the older population it is substansially more.

Social scientists considered it turned out to be an indictment of British society, 18 year olds tend to be as alone as 80 year olds and in addition, they need friendship services given that they are unable to socialise in real life because of Facebook.
